The problem
Why this work exists.
An empty Ibiza villa is rarely truly idle.
Salt humidity attacks stone, wood and electronics. Pools turn. Pumps fail silently. Couriers leave packages at the gate. And on Ibiza, an obviously empty villa is studied — by would-be squatters (ocupas), by opportunistic trespassers, and sometimes by contractors who are happy to invoice for work nobody verifies.
Cleaners and visiting managers are not a presence.
A weekly check-in is not the same thing as someone living in the home. House sitting closes that gap: the villa is occupied, the lights and shutters move on a real schedule, and any small fault is caught the day it happens, not the day before you arrive.

What owners ask first.
- Who is the resident steward?
- A mature, vetted adult — engineering-minded, fluent in English and Spanish, comfortable around staff, contractors and the everyday rhythm of a luxury home. We do not subcontract the residency itself.
- How long are the engagements?
- Most clients engage us for the closed season (October–April) or for specific multi-week absences. Year-round residency is also available.
- Will the steward use my things?
- No. The steward occupies designated staff space. Owner suites, wine, vehicles and personal property remain off-limits unless explicitly listed in the engagement.
- Is this the same as a holiday rental manager?
- No. We deliberately do not manage short-term rentals. Our work is preservation between owner stays, not turnover income.
- How does this prevent squatters?
- On Ibiza, ocupas target visibly empty homes. A lit, lived-in villa with a vehicle in the drive and an adult on site is, in practice, no longer a target. We pair residency with hardened access and legal preparedness so that even an attempted entry can be stopped immediately.
