- What does Custodians of Ibiza actually do?
- We provide discreet, on-island stewardship for absentee owners of luxury homes in Ibiza. That includes scheduled inspections, live-in house sitting, squatter prevention, contractor oversight, owner representation and emergency response — written up in calm, regular reports.
- How is this different from a normal Ibiza property management company?
- Most Ibiza property managers focus on rental turnover and outsource physical inspection to cleaners. We do not. We are an engineering-led, bilingual stewardship for owners who do not rent their home and who want one accountable human protecting it — preventatively, not reactively.
- How much does villa stewardship in Ibiza cost?
- Light oversight (the Steward Plan) starts at €600 per month. A live-in Resident Steward starts at €3,000 per month. Full Estate Manager engagements start at €4,000 per month. Every engagement is scoped to the property after a complimentary on-site assessment.
- Do you protect homes from squatters (ocupas) in Ibiza?
- Yes. Visible, regular presence is the single most effective deterrent against ocupas. Our live-in Resident Steward service is designed precisely for owners worried about long, empty winters. We also harden access points, monitor for break-in attempts, and coordinate immediately with Guardia Civil and lawyers if needed.
- How do you handle humidity and mould in empty Ibiza villas?
- Ibiza's salt air and winter humidity damage stone, wood, electronics and textiles inside closed homes. We ventilate scheduled rooms, run dehumidifiers, inspect vulnerable areas (basements, north walls, wine rooms, wardrobes) and report moisture readings monthly so small problems are caught before they become structural.
- Where on the island do you operate?
- Across all of Ibiza — including Ibiza Town (Eivissa), Santa Eulalia, San José (Sant Josep), San Juan (Sant Joan), Es Cubells, Cala Jondal, Roca Llisa, Jesús and Talamanca. Distance pricing is folded into the engagement.
- Are you bilingual?
- Yes — fluent in English and Spanish, with the cultural fluency to handle Ibiza contractors, town halls, lawyers and emergency services on your behalf.
- Will you be responsible for my staff and contractors?
- Yes, on the Estate Manager engagement we act as your single accountable point of contact for cleaners, gardeners, pool technicians, builders, architects and concierge services — coordinating, supervising and verifying their work.
- What kind of reporting do owners receive?
- A short, photographed written report after every visit, plus a concise monthly summary covering security, systems, weather impact, completed works and anything requiring your decision. Owners and family offices receive everything by email or shared folder.
- Is the service discreet?
- Discretion is contractual. We do not publish client names, addresses or photographs of homes under our care. Clients are referred privately. Confidentiality is the product.
- Do you handle short-term rentals?
- No. We deliberately do not manage holiday rentals. Our work is designed for owners who use the home themselves and want it preserved between stays — not for turnover income.
- How quickly can you respond to an emergency?
- On the Resident Steward engagement, response is immediate — we are already on-site. On the Steward Plan, we hold keys and can be at the property within hours of a storm warning, alarm trigger or contractor emergency.
- How do I begin?
