Villa stewardship in Ibiza Town(Eivissa)

From the stone houses of Dalt Vila to the apartments of Marina Botafoch and the hill villas above Talamanca and Jesús, Ibiza Town is dense, salty and surprisingly demanding to look after when the owner is away.

Properties in and around Ibiza Town divide into three quiet worlds: the old town and its small palaces inside Dalt Vila; the apartments and penthouses around the port and Marina Botafoch; and the hillside villas above Talamanca, Jesús and the Cap Martinet ridge. Each has its own pattern of risk.

Inside Dalt Vila the issue is rarely intrusion — it is humidity and stone. North-facing rooms in seventeenth-century houses sweat through autumn. Lime renders bloom. Antique woodwork moves. Without active ventilation and instrumented monitoring, a closed house here loses condition every winter.

On the marina side the issue is salt and proximity. Apartments overlooking the port take a constant load of marine air on metalwork, glass and air-conditioning units. Building managers handle the common areas; nobody, by default, looks after the inside of the apartment between owner stays. We do.

Above Talamanca and around Jesús and Cap Martinet, the villas are larger, more isolated and more visible. Pools, irrigation, automated shutters and security systems all need someone competent to walk them weekly. Contractor coordination is best done by someone who knows the trades in this corner of the island and can be on site within minutes.

Marina-adjacent properties take a constant load on aluminium, balcony rails and exterior AC units. Monthly inspection extends their life materially.

Old-town humidity

Stone houses inside Dalt Vila need scheduled ventilation and dehumidification through autumn — closed and sealed is precisely the wrong strategy.

Access constraints

Narrow lanes, residential permits and pedestrian zones make contractor logistics unusually tricky. Local coordination saves time and damaged paint.

Visible empty homes

Hillside villas above the town are read from a distance. Visible presence and lit interiors materially reduce intrusion risk.

Marina building rules

Some buildings restrict works hours, require concierge approval and have specific delivery windows. We handle the back-and-forth so you do not.

Summer-season chaos

From June through September, every contractor is overloaded. Pre-booked schedules and standing relationships matter more than they do anywhere else on the island.
